If only more of those $120k homes existed. I have no idea where you would get a $120k house anywhere in Utah. Even $200k is very unrealistic, even in small towns with no economy and no competition. Housing does not follow free market economics very well, because you cannot choose to not participate in the market if you don't like the prices. Everyone, particularly renters, are captive audiences on the cost of shelter to some degree. Housing demand is very inelastic to rent prices.

Again, mostly in agreement and maybe for example it requires leaving Utah. There are opportunities for many willing to move and that might make more sense than waiting for a local housing market to correct.

People have tons of reasons for not wanting to pack up and move 500 miles. Family and friends is often the number one stated reason. I can't in good faith tell people that logically want to live near family that they should just move somewhere where apartments are $300 cheaper a month. There's more to life than relocating to bumfuckistan and letting dollars dictate everything. It's healthier to fix the system than try to densify Wyoming and just start the same problem somewhere else. Homes are expensive nearly everywhere, it's a nationwide problem, one that housing market speculation has made far worse.

Delta airlines is offering a flight from Austin, TX to Detroit on April 8th which will pretty much follow the path of the eclipse to give people a great chance to see it for an extended time. The plane they chose is supposed to have larger windows than most but last I looked it was $500+ for a one way ticket. Plus, Detroit.
